Goals and objectives
The customer requested the design of a modern residence on a plot with complex terrain in the suburbs of Dubai. The main challenge was a significant elevation difference (more than 12 meters) and the need to maximize the preservation of existing pine trees.
Additional requirements included the integration of sustainable energy solutions, the creation of private zones for a family of four, and the organization of a space for receiving guests with panoramic views of the bay. The climatic conditions of the region required a special approach to thermoregulation, sun protection and ventilation of premises.
Solutions and our Expertise
We developed a cascading architecture concept where the building follows the natural terrain, creating three levels of living space. This minimized earthworks and preserved 87% of the existing trees. The use of BIM technologies at all stages of design ensured accurate coordination of all systems.
The facade with dynamic sun-protection lamellas adapts to the sun's angle, reducing the load on the air conditioning system by 40%. The integration of geothermal cooling, solar panels, and a rainwater harvesting system enabled us to achieve Green Standard Platinum status and reduce operating costs by 65%.
